Butler Suburb Profile

Butler is located 41 kilometres north of the Perth CBD. It is part of the City of Wanneroo, and is approximately 6 square kilometres in size. The suburb makes up majority of Brighton Estate, a large residential and commercial development area by Satterley that spans several suburbs.

The Butler suburb area is bordered to the north by Alkimos (Butler Boulevard), to the west by Jindalee and Quinns Rocks (Marmion Avenue), and then to the south by Merriwa and Ridgewood (Lukin Drive). With the Indian Ocean located just 2 kilometres west of the suburb of Butler.

The marketing of the Brighton Estate development by Satterley in Butler has resulted in many businesses and amenities adopting the “Brighton” namesake, such as the Brighton Village Newsagency. This has resulted in a bit of confusion among visitors and residents, and in 2003 even led the residents to submit a petition to the City of Wanneroo to change the suburb’s name permanently to Brighton. However, this request was declined based on the name’s lack of cultural and historical attachment to the area, and due to the high number of other places across Australia called Brighton.

Even though Butler was gazetted in 1979, it was still unpopulated bushland until early 2000s, with no landmarks or proper roads offering direct access to the area. In 2002, subdivision and development of the site was approved by the City of Wanneroo, allowing Satterley to commence the project in 2003.

The Brighton Estate is made up of the entire Butler suburb, but also expands into the surrounding suburbs of Alkimos, Ridgewood and Jindalee. The Butler area consists of four sub-divided estates of the Brighton development; “Junctions North”, “The Green”, “Seahaven”, and “The Dunes”. More than $120 million was spent on landscaping, local infrastructure and civil construction to develop The Green and Seahaven estates, as well as the Central Park Precinct and the Brighton Village Shopping Centre.

The population in the area has shown huge population growth, increasing from 5,056 in 2006 to 9,642 by 2011. The predominant age group in the area is 0-14 years old, with households in Butler being primarily couples with children.

Households in Butler are likely to be repaying between $1800 - $2400 per month on their home loan repayments. In 2011, 69.7% of the properties in Butler were owner-occupied – down from 75.8% in 2006.

Currently, the median sales price of properties in Butler is $395,000. Average rent prices in the area are approximately $300 per week.

Butler was established as a “district centre”, particularly for public services and commercial activity, secondary to Clarkson and Alkimos town centres. Along Kingsbridge Boulevard, one of the main roads in Butler, there are several shops, public services and banks, as well as The Cornerstone Tavern pub. There is also a community centre located in the southern region of the suburb, and several parks across the area. Butler is served by the Butler railway station on the Joondalup train line, which provides a transport link to Joondalup, Perth and Mandurah. In addition, there are several bus routes through the suburb.

The suburb of Butler has two state primary schools, East Butler Primary School and Butler Primary School, and Brighton Catholic Primary School which is a private school. In addition, there is Butler College and Irene McCormack Catholic College for senior students.
