Using a Self Managed Super Fund (SMSF) to invest in property is becoming increasingly popular amongst Aussie investors. Naturally, everyone starts with plenty of questions! As a Mortgage Broker with extensive experience in financial advice, I have a unique understanding of SMSF lending that I use to help my client's acheive their investment goals.

Investing in property via your SMSF

Buying an investment property through your superannuation is one of the fastest-growing spaces in Australia. A lot of people are unsure about how to invest using their super and what tax benefits they could claim. Here are some of the top considerations about self-managed super fund investments:

  • The first step is to set up your self-managed super fund so you can choose how your funds are invested - like buying property. Your accountant will do this for you, and there are some set-up costs to consider.
  • You and your family are not permitted to live in the investment property - it must be treated solely as an investment property.
  • Borrowing to buy an investment property through your SMSF doesn't reduce your own personal borrowing capacity. If you want to buy a home, renovate or refinance, your ability to borrow will not be compromised.
  • Usually the recommendation is to have at least $200,000 in your super fund, either alone of shared with another person like your partner, sibling or parent. 
  • Banks will lend up to 80% of the property's value, but you may want to borrow less than that so you have more of a buffer should rates go up. 
  • You should talk to your accountant and financial adviser so they can recommend the right strategy for your next investment.
